Overview

With a total of 16 years experience in property and 10 year's experience sourcing and redeveloping properties in the Brighton & Hove area, Find & Build offer an array of services to ensure that your property purchase runs as smoothly as possible.

We offer three distinct types of service which cover the entire relocation process:

  • Searching for the perfect property.
  • Overseeing the negotiation and purchase.
  • Renovation and maintenance.

These services can be used together or individually depending on the level of assistance you require.

Search

Initial meeting to discuss individual needs

We always try and conduct an initial meeting with new clients to establish a relationship and find out exactly what it is you are looking for. Where this isn’t possible a conversation via phone will suffice.

Familiarisation tours

Knowing that you may be new to the area or moving a fair distance, we offer familiarisation tours of Brighton & Hove. We can tailor these to your individual requirements. We can also offer advice on the best local schools and services, helping you to choose your ideal location.

Search/Find your property

Following our initial meeting we will conduct an extensive search of the local area to find properties that match your specific needs.

Preview and shortlist

After our initial search we will shortlist properties for you and preview those we feel are most suitable so as to save you unnecessary time.

Arrange and accompany viewings

We will arrange viewing times to suit you and will accompany you on these visits. This not only supports you but also allows us to get a further insight into your specific likes and dislikes.

Photos and video

If you are unable to accompany us on a viewing we can provide you with detailed photographs and/or a video tour of the property.

Purchase

Negotiate with estate agents on your behalf

We will negotiate with the estate agent on your behalf to acquire your property at the cheapest possible price. This is reflected in the structure of our fees, which are invariably covered by the amount we have been able to negotiate off the property's price.

Oversee process to completion

To ensure a smooth stress free transition we will oversee the entire process from search to completion. We are always available for support and advice during this time.

Moving day

If required, we can arrange for our handymen to come on the day you move, to help you get settled as soon as possible. We can put up your blinds/curtains, change your locks and sort out any other jobs that require immediate attention.

Advice on local services

As a result of our extensive local knowledge, we are able to offer advice to our clients on choosing reliable solicitors, architects and financial services. If you choose not to use Find & Build’s building services we can also recommend reliable, trusted alternatives.

Renovate

Most properties will undergo some alterations and/or building work following purchase to tailor the property to the client's needs.

Find & Build can arrange, oversee everything from general building work and decoration to comprehensive developments.

Our services are not only available on the purchase of your property but also at any other time, including any renovations needed prior to selling your home.

Sellers

Thinking of selling your home?

If you are thinking of selling your property, please contact us with a brief description to see if it matches one of our existing search client's criteria. If it does you could sell your house privately and avoid paying expensive sales fees.

We do not make a charge for this service because as search agents we are employed by the buyer to find them a property.

If we are not able to find an immediate match we can offer free advice on which estate agent is best suited to sell a property like yours, based on location, size and facilities.

Once you have instructed an estate agent we will hold your property details on file and will contact you should a suitable buyer register with us. We will not charge you a fee and will always contact you directly.

Remember that we also offer a comprehensive building service if you would like to get your property in prime selling condition!

Registration fee:
£500 to £1000 (refundable against the final fee).
Final fee for purchases:
25% of the saving negotiated off the asking price, or 1.5% of the purchase price, whichever is the greater.
Flat fee for rentals:
1 month's rent.
Minimum fee:
£2500.
